Buying Process

LandDeals acquires rural vacant land as inexpensively as possible.  We search for different acreage properties.  We also look in different parts of the country.  We look for great properties within a couple hour drive of busy populated areas.  Making it great for a weekend getaway.

Once we locate and acquire a rural vacant property we begin a sales process.  We either decide to sell for cash, (credit card, wire transfer or cashiers check) or if the property makes sense sell it on terms.

If the sale is a one time cash type sale, then once we receive the full payment we will mail the warranty  deed to you with instructions on how to record.  Simple.

A terms sale is pretty simple too.  We are looking to get a low down payment and payment terms spread out over 3-10 years.  It just depends on the amount being financed.  A great benefit to terms sales is there is no application process and no credit checks!  If you can afford the down payment then we will set up automatic monthly payments. 

In a terms sale, once your down payment clears, we’ll send out your entire deed package by mail or electronically.  This packet will include maps, photos, your Land Contract, Promissory Note, and Purchase Sale Agreement. Once you sign the documents digitally (or sign and return) we will set you up on automatic monthly payments.  You will pay off the note and a new deed will be drawn up in your name. The county will then mail you the original recorded deed for your files. it’s that simple.

The whole process usually takes about two weeks, and most of that is the time it takes for the county to process the paperwork.

Once you make your final payment on the property, we’ll Issue you your Warranty Deed. At that point you own the property free and clear.
